We’ll look after apartment blocks, housing developments with communal areas and open spaces, new or refurbished developments and mixed-use schemes.

Apartment block management is a particularly competitive market. We know that.

Of course the fee matters, but so too does value for those on the receiving end of the service. You want the development properly taken care of, and not to be constantly fretting over one issue after another, chasing up agents, querying this and disputing that.

We’re flexible – so structure our service how you’d prefer it

It’s important to understand that ours is always a support role, controlled by the Directors – and with particular regard to expenditure. Our job is not to spend site funds needlessly, but to offer responsible and sound advice about safety, legal compliance, general maintenance and timely repairs.

We offer

  • A team who know each of our sites personally.
  • We are not a corporate machine, we are a family business.
  • Our services are tailored to your needs, every sites needs are different but broadly as follows:
  • We would establish a draft budget, aligned to your financial year. The establishment of the budget is a collaborative effort with the directors and always a delicate balance between keeping the Service charge reasonable and making provision for planned and unexpected costs.
  • Arrange for necessary insurances such as building/site insurances together with Directors & Officers insurance to protect the directors from personal liability.
  • Issue Service Charge invoices to property owners.
  • Cyclic maintenance and supply of contractors as required. If you already have established suppliers we can work with them, they just need the required level of public liability insurance.
  • Regular site visits followed by a report. The frequency of visits will be discussed when we understand your needs.
  • Preparation of company activity to supply to nominated accountant to create Service Charge accounts for onward submission to Companies House and leaseholders. We can source an accountant as you would like or if you have one you wish to retain, we will work with them.
  • Act as company secretary with responsibility to Companies House. Submission of annual return of shareholders/members together with liaison with accountant to submit accounts when due. Whilst this is optional, if we are not engaged as Company Secretary, due to rules prescribed by both The Property Institute (formerly ARMA) and the Financial Conduct Authority, we will be unable to effect or have any dealings with any insurance matters.
  • Some clients ask us to hold an AGM, we can arrange this and this will be discussed with you when we understand your needs.
